New office park nears completion

Windermere Professional Park has the potential to bring between five and 10 new locations for businesses to the intersection of Maguire and Park Ridge Gotha roads.

Leasing applications are now being accepted for office space at the Windermere Professional Park at 1915 Maguire Road and Park Ridge Gotha Road for businesses in search of a new home. 

The new professional park comprises five 3,000-square-foot buildings that can be divided into 1,500-square-foot spaces, each with its own parking.

“They’re all going to be class-A buildings — very high-end, very nice,” said Paul Partyka, real-estate broker for the property. 

So far, Partyka has received seven applications and currently is working on proposals. Interested tenants include a doctor’s office and law office. A national chain of a high-end school recently became their first tenant. 

Partyka said the park’s location makes it attractive to businesses searching for space in West Orange.

“It’s going to be a very highly visible landmark,” Partyka said. “If you tell anybody it’s at the intersection of Gotha and Maguire, they can find that. You’re right in the heart of town.”

Construction is expected to be completed by July 1, followed by finishings and tenant-based interior work.

The current asking price for leasing is $37 per square foot.

“I’m thinking the next two to three weeks we’ll have, my gut feeling, probably three tenants signed up already,” Partyka said. “And I think once we have everything done and how it looks — I think we’ll have it all leased up in the next three months or so.”

Partyka expects businesses could be opening this fall once interior work and permitting is finished.
